One simple solution to this type of risk associated is that the prospective buyer can go in for a 30 year term loan and then treat this as a normal 15 year loan and start repaying the loan. If incase due to some uncertainty there is a default then as the payment time extends to a 30 year period then would not be risky in any case. However it is essential to remember that any amount paid beyond the monthly payment would just reduce the payment principle and it would not affect the interest rate in any way.
